This project site includes a vineyard, sweeping views of the coastal hills and a shared property line with open space, however, the existing 1970’s ranch house failed to take advantage of these features.  The owner approached MPA with the desire to open the house to views, add variety to static interior spaces, develop outdoor living areas, improve natural lighting and reconfigure the floor plan to suit their lifestyle.  In order to reduce costs, the owner requested maintaining as much of the existing building as reasonable.  

The design solution involved adding about 1800 square feet of floor area including a detached guest unit/garage.  The new plan situates all major rooms on the “view side” of the residence.  Outdoor living areas have been developed to extend the Great Room and Living/Dining area beyond the exterior walls and into the vineyard.  Spatial quality and variety have been vastly improved by raising ceilings and allowing daylight to enter at strategic locations.  The result is the feeling of a new home with the cost savings of a remodel.
